Board meeting ~ October 27, 2016

Approval of September Minutes:
  • The September Board minutes were approved unanimously with appreciation expressed to Gary Pritsch for a job well done.
  • The September Executive Session minutes were also approved unanimously.  This is a first for this reporter to be privileged to note.  If any changes had been requested, the Board would discuss those changes in Executive Session.

Gordon Moore:  This issue was ‘tabled’ due to Mr. Moore’s unavoidable absence.

General Manager Report:  Dennis Dubuque was amazed at how big DH is and how bad the roads are.  Battery is the road most in need for repair.  Discussion ensued as to the reasons behind the terrible roads.  A contract between Diamondhead Resort Community (DRC) and the Diamondhead Property Owners Association (DPOA) gave the road’s maintenance & construction responsibility / costs to DPOA. 
GM Dennis drove throughout the community with maintenance supervisor, Eddie Gilbreth. The following list is a shortened version of this inspection read to the Board:
  • Cart storage needs attention
  • Electrical wire safety hazard
  • Roofs have exceeded their life span
  • Police Department facility needs serious work
  • Dinning room ceiling tiles
  • Basketball & Tennis courts need resurfacing.
    • The Youth committee provided $5,000, the Lions Club provided $2,000, and the Wild Life committee provided $1,000 to refurbish the Basketball & Tennis Courts. GM Eddie Maloy indicated this would be accomplished.
  • Pool: cracking & peeling of shower floors
  • Restrooms on golf course need attention – concrete pealing at entry ways.

Golf Shop à T-times can be better managed with new technology.  Full reports are now available to the GM.  Pro shop manager will go from 3-days to full time. This new software can be used for the 19th Hole to make better use of ‘gift cards’.

Golf Cart Paths:  Complete

Returned Lots:  No information available

Committee board liaison & committee chair:
  • Community Standards (Chris Wasson/Lisa Stevenson)
  • Public Relations: Jim Ott – Jenny LaForte will not be able to join this committee this year.
  • Public Safety (Gary Pritsch/Allen Magee)  committee now has 6 members.

Committee goals/direction:  President Chris Wasson asked the various committee liaisons to challenge their perspective committees to set goals for good relations with the community.

Handicap Parking:  VP Larry Hibbs stated ‘we have adequate handicap parking’ and the ‘yellow line’ at the entrance to DH has been repainted.

Roads Budget:  President Chris Wasson made a request for residents to present their road repair needs to the POA office: 262-4470
  • A motion was made and approved unanimously to allocate $11,000 from the Capital Improvement Fund for road repair:
    • POA parking area: $1,500
    • Pot-hole repair labor: $6,000
    • Pot-hole material: $3,000

  • If a DH member would like to make his/her own repairs to their roadway, Please check with the GM first to avoid potential hazards – no permit is needed.

NEW BUSINESS:
  • H2 status request à A request was made that violated the DH Bill of Assurance, page 1, “Single Family Quality” = Not more than one single family dwelling may be erected or constructed on any one lot, nor more than one building for a garage or storage purposes…
    • Request was rescinded.

  • GM Letter to Realtors:  A motion was made by Larry Hibbs to approve the following letter and provide a complimentary 18 hole round of golf to the Realtor who sold a home in Diamondhead. click on the picture to enlarge

  • Diamondhead Vision & Mission Statement:  Residents have been asking about Diamondhead’s vision & mission statements that began under GM Eddie Maloy.  These statements will be passed to GM Dennis Dubuque for completion.

  • Annual Dues Collections:  Martha Lindvall gave this week’s report on the collection efforts made by the POA office.

    • $5,200 from foreclosure
    • $4,000 from 2 past due lots
    • $5,000 in dues collected this week
    • 26 semi-annual dues have until Nov. 1st to be in compliance
Noteworthy comment:  Director Jim Ott has been a resident of Diamondhead for almost 30 years (?) and has served on the DHBOD several years ago.  During last night's Board meeting Jim thanked his fellow Board members for 'this Board's willingness to get things done'.
